The Australian Aged Care Quality Agency (Quality Agency) is the sole agency for approved providers of home care and residential aged care to deal with quality assurance of their services.

The Quality Agency assesses residential aged care homes and aged care serices in the community including National Respite for Carers Program (NRCP), Home and Community Care (HACC) and National Aboriginal and Torres Strait Islander Flexible Aged Care Program (ATSI flex).

The QUality Agency occupies approximately 1200 square metres (sqm) on Level 9 111 Phillip Street Parramatta, being the entire floor, and approximately 500 sqm on level 7, in 3 separate but adjoining tenancies. Level 7 includes office accommodation and a training room of 180 sqm. The Agency plans to refurbish Level 7 into one open plan tenancy and relocate its NSW state office from level 9. As a result the training room and office accommodation (approximately 30 workpoints) will be relocated to level 9.

The scope of the work at this point is only in outline but it is anticipated that the "order of cost" will be approximately $250,000. This may vary when planning is complete. The Quality Agency is seeking expressions of interest from construction and fitout contractors familiar with this type of work.

The Agency will stay in occupation during the currency of the work and thus a co-operative staging program will need to be implemented between the parties so that disruption to the Agency's core business is minimised.

The work is required to be completed by 30 June 2015 and this will be an essential condition of contract.

Liquidate and ascertained damages at a rate to be agreed will apply if default occurs.
