We have received approval to build 7 townhouses on site 101 Beckwith St Wagga Wagga.
I have attached all necessary plans which includes the stamped DA set, the Civil plans and Structural plans. I have also attached some further architectural renders to give builders an insight as to what look we are trying to achieve.
Can builders please provide us with their best quote to build and construct to occupation certificate of all townhouses with tenders closing on the 20/3/2017 5pm.
Further details for quotation:
* Allow for a 5.4 wide rollerdoor for units 1-6 and a 3m wide rollerdoor for units 7 ( Help with tight turning circles)
* The civil drawings includes a schedule of stormwater pits. Can you provide them all in your quote.
* The allowance for 5 retention tanks including all parts for install.
* Allow for timber beams installed and painted above front entrance.
* Allow for items included on the civil plans including curbs etc.
* Allow for PGH Bricks (Pewter).
* Entrance door - Woodcraft Doors 2040 x 820 x 40mm St Clair Entrance Door With Frosted Glass to all.
* White gloss finger pull doors and sliders for kitchen with caesarstone benchtops
* Windows without centre mullions as shown in renders.
* Disregard sliding front gate.
* Disregard landscaping installation by the developer
* Upper floor North facing window in living room is to be opaque of frosted. (council privacy requirement)
* Allow for privacy slat screening for balconies
* Each private open space needs a tap for garden use.
* According to surveyor they have indicated that the trench for the electricity, NBN, telephone has to run on the driveway side (Community lot) through to each title). Allow for this.
* Upper cladding is James Hardie matrix and vertical grove axon around windows. Allow for this material and consider detail to matrix pop-out Colorbond fencing around site perimeter and between townhouses are required.
* The courtyards area to be paved.
* Put allowances in for certain items such as carpet, plank flooring etc.
Job requirements: Builder must work in with developer. Developer want to learn ropes and would like to be on site as often as possible to help out etc.
