This Request for Expressions of Interest (EOI) is the first stage of a two-stage process for selecting contractors to undertake removal and replacement of facade cladding on two sites at Belconnen, ACT and Wollongong, NSW on behalf of Illawarra Retirement Trust (IRT).

In the second stage, selected shortlisted respondents will be invited to tender for the Works, which will be divided into two separate packages, namely:

1. Kangara Waters at 2 Joy Cummins Place, Belconnen, ACT : A retirement community comprising of five residential blocks containing Class 2 sole occupancy units for independent living. Block 1 has a rise of 4 storeys and Blocks 2,3 & 4 have a rise of 5 storeys. Block 5 has a rise of 3 storeys.

2. Links Seaside at 1 Ross Street, Wollongong, NSW : A retirement community comprising of three buildings (A,B & C) above a common basement carpark. Buildings A and B each have a rise of 8 storeys and contain independent living units. Block C has a rise of 4 storeys and is a Residential Aged Care Facility (RACF).

Impact have been appointed by IRT to Project Manage the EOI processes and create a tender list for each works package.

Following this EOI, selected shortlisted respondents will be invited to tender for the works.

Tenders are scheduled to be called Mid March 2019 with site possession by the Contractor in June 2019.

IRT expects the works will typically be carried out during usual business hours, except in the case of unmanageable risks to the health and safety of residents, staff and the public.

The Works will be delivered using a Design and Construct (D&C) procurement methodology, based on performance specifications, and the form of contract will be a modified AS 4902.
