Expression of Interest - Construct and Operate a Motel or Similar Accommodation Model in Elliott on a Commercial Basis
Tender ID: 413109
Tender Details
Tender Description
Barkly Regional Council (BRC) currently delivers a number of services to the town of Elliott including Aged Care, Sports & Rec programs, a water park, library, Safe House and Council core services.
Council own a number of properties in Elliott including several vacant blocks of land, one such parcel of land consisting of 4 Lots located between Crawford and Lewis Streets fronting the Stuart Highway Service Road. The parcel of land is approximately 6000m2 and has the potential to be a prime development opportunity.
Council desires to lease this land (or an alternate Lot) to an interested party to construct and operate visitor accommodation such as a Motel or similar accommodation model. There is currently no visitor accommodation in Elliott and visitors are required to travel to Renner Springs if overnight accommodation is required. The aim is to:
• Provide a business opportunity in Elliott and inturn provide employment opportunities and grow the local economy
• Provide desperately needed visitor accommodation to the town and fill the current accommodation gap
Current Need
Government workers, Tourists and Contractors visit Elliott frequently and with no accommodation available visits are short in duration with service providers having to either travel the 92km to Renner Springs to stay overnight or return to their home port and return the following day. In addition there is currently no accommodation for Tourists to use resulting in low visitor numbers for Elliott.
Current visitor accommodation
There is currently no commercial accommodation available in Elliott. Council has one aged demountable that is made available on occasion. Should a commercial operator establish visitor accommodation in Elliott, Council would not continue to make this available.
The opportunity
An opportunity exists to invest in Elliott to establish a Motel or similar accommodation model. With gas exploration expanding in the region and insufficient tourism infrastructure (as outlined in the Barkly Visitor Experience Master Plan) a commercial operator may find Elliott to be an attractive investment option with a captive market.
Council would like to assist suitably qualified businesses or individuals to establish an accommodation complex in Elliott by making prime land available to the successful candidate.
In addition Council would:
• Assist with public consultation around any proposed investment.
• Work with the CDP provider to ensure work ready staff are available
• Provide an attractive lease arrangement on the land
Lease conditions
Long term lease available at a negotiated rate
