The Northern Rivers Zone, New South Wales Rural Fire Services has been approved to build a new Station at Rappville to provide amenities and a multipurpose room.

This Specification is to clarify and to provide additional information on the buildings construction.

The facility is to consist of:

• Associated Site Works.

• Construction of building.

The contractor shall design and document the Works in compliance with Richmond Valley Council requirements. The building is included in the Plan of Management relevant to that site. No Development Application will be required, however the contractor will need to prepare a Review of Environmental Factors (REF).

The tenderers must provide details on any deviation from this guidance document or plans, including exclusion and PC allowances.

Any information provided in this guidance document or plans that does not comply with legislative requirement or industry practice, is to be brought to the Principals’ attention within the tender proposal, with a recommended rectification.

The Tenderer must satisfy themselves that they have and should take any necessary action to be satisfied as to the nature of the site conditions above and below ground level, so as to make allowance for all site works or building structural upgrade required by the site conditions, within the tender. The Tenderer may apply to the Principal for approval to carry out further site investigation that the Tenderer considers necessary to properly prepare the tender. The Tenderer must bear the cost of any such further site investigation.

The Tenderer shall supply the Principal copies of all documents used to construct the building prior to commencement and any Building Certification of design used.

It is to be noted that the contractor's responsibility to modify the structural documents to adapt them for specific site conditions including foundation conditions, terrain category and wind loadings and allow for any changes required in the tender price. Prior to commencing construction, the Tenderer must submit for approval evidence of structural calculations and certification by a qualified structural engineer demonstrating the suitability of the structural design for the site specific conditions.
