Tender Description
• Roof Repairs:
o Removal: Remove roof cladding, rafters, battens and ceiling over Supper & Front Foyer. Remove any wall cladding as required to ensure waterproofing and vermin proofing.
o Replace: Replace roof, rafters, battens, flashing and sarking as per structural details from Nambucca Engineering.
o Electrical Work: All electrical works will be done by Council preferred Electrician as part of a bigger picture in rewiring the building. Council will pay the electrical contractor directly Contractor shall liaise with approved electrician for all electrical works during the project, i.e. disconnecting and reconnecting electrical supplies.
o Ceiling: Replace ceiling in Supper Room and install new ceiling in Foyer area as well, minimum of 10mm
o Insulation: Shall meet Australian Standards, shall be high fire resistance and high thermal resistance 50mm insulation Blanket. Must state which product you have selected for approval minimum R4 for ceiling.
o Cladding : Reuse as much existing cladding as possible or alternatively use Weathertex Primelox Federations Ruff Sawn 170mm, the cladding to be bought pre-primed
o Cladding Joiners: If using Weathertex cladding you shall use Weathertex Joining, fasterners and end capping
o Bird & Vermin Proofing: Extend cladding to top plate and flash to enclose building to prevent bird or vermin entering building. All eaves or any open area must be sealed to prevent bushfire ambers on the affected area.
o Painting: Paint all affected external cladding, windows, and door framing – to match existing colour scheme
• Gutter:
o Replace all gutters and all down pipes on the affected area only
o Replace all bargeboards/fascia boards replace with bargeboard and bargeboard capping on the affected area only– to match existing colour scheme
o All gutters are to 200mm half round gutter, on the affected area only. Colorbond Colours – to match existing colour scheme
• Construction of Storeroom Foyer:
o Construct new stud wall plasterboard both sides with sliding lockable door for 1600mm opening. Can be a cavity sliding door.
o Insulation to walls as per plan attached highlighted in red. Minimum of R2.5
o Plasterboard Gyprock Fyrchek 13mm and painted to match cladding colour.
o Supply & fit timber sliding door – highlighted in purple
Construct a new front access door external siding to enclose the front veranda. The door shall be bushfire resistant BAL 19 and in timber and be able to seal against the cladding to prevent ember attacks. Door to be painted to match external trim colour.
