Tender Description
Expressions of Interest are invited for the provision of leased office accommodation for:
Premises ranging from 850 to 950 square metres NLA of high quality, carpeted, air conditioned, customer service delivery accommodation with a preference for ground floor accommodation (with a minimum ground floor content of 850 square metres).
Site location parameters are:
- Must be within the suburb of Browns Plains, QLD.
- Commercial and retail precincts with good access to public transport and car parking.
Lease term of either:
- Seven (7) years, with two (2) options of three (3) years each; or
- Ten (10) years, with two (2) options of three (3) years each;
- Existing and new purpose-built premises will be considered.
- Minimum of twenty-three (23) car parking bays including:
- Four (4) secured and covered car bays are required. Space for an optional twenty-six (26) secured staff car bays may be considered if available; nineteen (19) customer car bays are required with two (2) of these being accessible car bays to be provided on ground level in close proximity to the entrance. Space for an optional additional eleven (11) customer car bays may be considered if available.
Lease commencement date by 30 November 2025.
Minimum Grade 'A' office building design based on 'A Guide to Office Building Quality' (Property Council of Australia 2019).
Note: The proposed area may be altered by plus or minus 10% at the agency's discretion.
