Scope of Work:

The school is seeking a qualified and versatile general maintenance services provider to manage various maintenance tasks, including carpentry, minor plumbing, basic electrical troubleshooting, and scheduled maintenance of HVAC systems. The general maintenance personnel should have the expertise to handle routine maintenance and identify issues that require the involvement of specialized trades, such as plumbers, electricians, or carpenters, while ensuring compliance with the relevant Australian Standards and Regulations applicable in New South Wales.

Specific Tasks and Responsibilities:

1. Carpentry Works:

• Perform general carpentry repairs and maintenance, including minor fixes to furniture, doors, windows, and fixtures, while ensuring workmanship aligns with Australian Standards and best practices.

• Identify carpentry issues that require the expertise of a professional carpenter and coordinate with the appropriate tradespeople for major carpentry works.

2. Minor Plumbing Works:

• Address minor plumbing issues, such as blocked drains and toilets, in compliance with AS/NZS 3500 Plumbing and drainage.

• Notify and collaborate with licensed plumbers for major plumbing repairs or replacements.

3. Basic Electrical Troubleshooting:

• Conduct basic electrical troubleshooting and identify potential electrical issues, such as faulty switches or outlets, in adherence to AS/NZS 3000:2018 Electrical Installations (known as the Wiring Rules).

• Engage certified electricians for any significant electrical repairs or modifications.

4. HVAC System Maintenance:

• Perform scheduled maintenance and inspections of the HVAC systems to ensure their optimal functioning and efficiency, in line with relevant Australian Standards for HVAC maintenance.

• Coordinate with specialized HVAC technicians for more extensive HVAC repairs or servicing.

5. Emergency Response:

• Provide emergency response services for urgent maintenance needs, such as burst pipes, power outages, or HVAC breakdowns, while following safety guidelines and contacting the relevant trades as required.

6. Maintenance Plan and Schedule:

• Develop and implement a comprehensive maintenance plan and schedule that outlines routine tasks, preventive maintenance, and seasonal activities, while aligning with the relevant Australian Standards and Regulations.

• Ensure scheduled maintenance is carried out efficiently and in compliance with the established plan.

Qualifications and Requirements:

• The general maintenance personnel should have a broad skill set and experience in handling a range of maintenance tasks, including carpentry, minor plumbing, and basic electrical troubleshooting.

• Familiarity with relevant Australian Standards and Regulations applicable to general maintenance works in NSW.

• Ability to coordinate with licensed tradespeople for specialized maintenance requirements.

Contract Duration:

The initial contract will be for a period of two years, with the option of extension based on satisfactory performance and mutual agreement.

Evaluation Criteria:

• Demonstrated experience in providing comprehensive general maintenance services, including carpentry, minor plumbing, and basic electrical troubleshooting, in compliance with Australian Standards in NSW.

• Ability to coordinate and communicate effectively with specialized trades for major works.

• Ability to meet the requirement of onsite representation from 8 am till 5 pm, Monday to Saturday, for 50 weeks per year.

• Proposed maintenance plan and schedule, outlining regular tasks and seasonal activities, aligned with relevant Australian Standards.

• Pricing competitiveness and value for money.
