Tender Description
The town of Stonehenge is location just off the Thomson Developmental Road, 150 km southwest of Longreach and 67 km northeast of Jundah.
Barcoo Shire Council owns the Stonehenge Caravan Park and intends to lease the facility for a three-year term with a three-year option to renew at the end of the first term.
The facility is quite basic with a small ablution/laundry facility, 14 powered sites, plus unpowered sites, a small wood fire BBQ area with covered seating and table. Photos along with satellite imagery of the facility are attached.
The facility has been commercially leased for the last three years. Trading revenue for the facility for the 4 years prior to Council leasing the park were as follows:
- 2017/18 = $16,148
- 2018/19 = $13,224
- 2019/20 = $8,579 (Covid affected)
- 2020/21 = $13,831
- 2021/22 = Leased
- 2022/23 = Leased
- 2023/24 = Leased
Rates, water, garbage service and emergency levy (fire) charges are estimate at $2,700.00 for the last 6-month period (please note that these will increase in conjunction with council yearly increases)
A draft lease for the facility is attached which outlines the expected terms, conditions and Council's expectations for the successful tenderer in leasing the facility. In short, the successful tenderer will be responsible for all cleaning, gardens, maintaining and operation of the caravan park to expectations of Council. The successful tenderer will be responsible for maintaining the ablution/laundry, equipment, furniture and fittings in relation to the operation of the caravan park to the satisfaction of the Council, including Council’s inventory.
Although not in draft lease, it is intended to clarify responsibilities for capital and non-capital items replacements
Tenderers MUST provide their offer of a monthly dollar lease/rent amount as part of this tender for the term of the lease, including the three-year option term.
