ABOUT LIVERPOOL: Liverpool is fast becoming Sydney's third CBD as the Gateway City to Western Sydney Airport. Its current population of almost 250,000 is estimated to reach over 300,000 by 2030. Liverpool City Council is leading the community through a period of rapid change and growth towards a more dynamic city centre with a vibrant night-time economy.

ABOUT THE PROPOSED CONTRACT: Liverpool City Council is looking to enter into a lease agreement for the Cafe premises at Phillips Park Community Centre, located at 66 Hill Road, Lurnea. Council is offering a 5-year lease with a 5-year option period to the successful Tenderer.

Phillips Park is classified as Crown Land and is in the care and control of Council. Council adopted its final Plan of Management in 2024, which requires Council to complete a public competitive tender process to issue a lease for the Cafe premises.

The Cafe is currently occupied by Tunza Pty Ltd (trading as Wonderwood Eatery). The fit-out that currently exists in the premises is owned by the occupied and will not be included as part of the lease.

ENQUIRIES: Project enquiries must be submitted to the online forum. Liverpool City Council staff are not permitted to take enquiries in relation to the project.

You should also consider the number and size of the documents as these may take time to process and upload. Tenderers will receive a Successful Submission Receipt timed and dated upon completion.
