Tenders are invited from aviation related businesses to lease 4 landside and 9 airside sites at Caloundra Aerodrome, Caloundra. Respondents may nominate more than one Tenancy Option. Council in its sole discretion will determine as part of the evaluation process the most advantageous configuration.

The Caloundra Aerodrome is home to a diverse range of aviation and aviation support businesses including aircraft sales, fixed and rotary wing flight training, aircraft maintenance, aircraft and helicopter modifications, and recreational/tourism (sky-diving) operations. Three of the existing landside lots are leased for community service aviation activities, whilst the remaining lots are leased to aviation related commercial operators.

Airside Leases will typically have direct aprons constructed for ease of access to hangars. An apron license will form part of the Leased premises. Aprons will be charged at a lessee rate as they are not considered “exclusive”.

The required civil construction works and installation of services within the road reserve will be undertaken by Council, with a proposed 18 month construction timeframe.

Construction of all Lessee improvements is required to be completed, with a certificate of practical completion issued, within 18 months of a lease commencement date. Respondents are to propose their preferred lease term which will commence upon issuing of completion of occupancy
