Wagga Wagga City Council is now seeking to ground truth the Concept Structure Plan, by undertaking technical studies to ensure the Structure Plan is underpinned by a rigorous evidence base.

The technical studies will refine the Concept Structure Plan and form the basis of a Planning Proposal (not part of this Scope) to amend the Local Environmental Plan (LEP), prepare a Development Control Plan (DCP) (not part of this scope) and Infrastructure Contributions Framework, and seek bio-certification for the precinct.

The Northern Growth Area (NGA) comprises approximately 900 hectares, bound by Farrer Road to the south, Pine Gully Road to the west, Sutherlands Road to the north, and the ridge adjoining the western boundary of the Special Activation Precinct to the east.

The NGA is between 5km and 9km north of the Wagga Wagga CBD and is predominately surrounded by existing agricultural land to the north, east and west.

Council is seeking the comprehensive rezoning of the NGA to provide for the forecast growth and surrounding population, with the final location of zone boundaries to be guided by the technical studies. The NGA is intended to be delivered in a staged manner.
