SERVICE REQUIRED:

Northern Beaches Council invites tenders from suitably qualified and experienced companies and organisations to provide daily operational management of Sydney Lakeside Holiday Park. Council is tendering for the management rights to the Holiday Park for an initial term of five (5) years, with three optional extension periods of five (5) years each.

The park comprises 250 caravan and camping sites, both powered and unpowered, 4 ensuite sites and 77 cabin style rooms, including bunkhouses, bungalows, villas and studios. In addition to short stay accommodation, the park includes a resident's section made up of 99 permanent residential sites.

The Park is situated and across the road from the famous North Narrabeen beach and on the shores of Narrabeen Lagoon, which provides swimming, boating, kayaking and fishing opportunities. Nearby attractions include several patrolled surf beaches, an ocean rock pool, coastal headland walks and various coffee shops and restaurants. The B-Line bus service to the city is a short walk as well as Warriewood Square shopping centre. (Please see section D3 for further detail about the park).

The proposed fee structure is outlined in the Draft Management Agreement (E1) however the overview is as follows:

- Fixed fee component: $200,000 per annum

- Profit Share: 22% of Net Profit per annum

Please note that Council may consider alternative proposals. For example, the Contractor may wish to fund and carry out capital improvements, assume responsibility for maintenance of park assets, modify the term of the agreement, or other amendments to the Draft Management Agreement (E1).
