Tender Description
JLL, on behalf of Services Australia, is seeking suitable office premises in the areas of Coomera, Upper Coomera and Pimpama, QLD or surrounding localities and invites building owners and their representatives to submit details of suitable properties that will be available to lease. Please only include options that you are instructed and retained upon.
Respondents should include the following details in their submission:
Detailed premises information including map indicating site location.
Plans including site plan, premises plan (CAD if available).
Indicative commercial terms including gross rents and incentives.
Car parking availability and indicative location for both secure and customer car parking.
Tenure availability including early access date for tenant works.

Within Coomera, Upper Coomera and Pimpama QLD and surrounding localities as depicted on the Location Map
Close to Commercial & retail precincts with good access to public transport and carparking
PREMISES
850m2 to 1,000m2 ground floor NLA suitable for customer service delivery. The agency may consider NLA plus or minus 10% at their discretion.
Minimum A-grade building specifications based on "A Guide to Office Building Quality" (Property Council of Australia 2019).
Building classification to be suitable for office accommodation including customer service delivery.
Energy and sustainability performance aligning with Commonwealth requirements including the Net Zero Strategy.
Two (2) secure carparking bays.
LEASE TERM
Preference for a 7-year lease term with 2 x 3 years options
Lease commencement date no later than 1st July 2026
