Effective management and maintenance of critical infrastructure such as plumbing, HVAC, and electrical systems are vital for ensuring the reliable operation of Auckland's Rail Metro Network. These systems are essential for maintaining optimal conditions within train stations, contributing to passenger comfort and safety. Functionality of these systems reduce downtime, ensures regulatory compliance and directly supports the efficient operation of the public transport system.

Auckland One Rail requires a Supplier to provide technical management services, including planned preventative maintenance (PPM) and reactive maintenance. This will cover plumbing, HVAC, and electrical systems across the network, excluding Britomart. The Supplier will be expected to provide services that maintain system performance and compliance with all relevant regulations, ensuring minimal disruption to rail operations and passenger services.

This RFP will seek proposals from Suppliers who can deliver an integrated maintenance program, utilising a maintenance management system that allows for real-time monitoring and performance tracking of the system. Suppliers will also be required to demonstrate their ability to respond to urgent reactive maintenance requests whilst adhering to high safety and quality standards.

Although the incumbent contract has the three specialities bundled, AOR are open to de-bundling and therefore will accept proposals from Suppliers that are able to provide any of the services individually.
