Scope Briefing:
North Burnett Regional Council is the owner of land in Mundubbera Qld, located at Lot 35 YL819, McIndoes Road. Council is inviting written tender submissions in accordance with S227 of the Local Government Regulations 2012 for the leasing of designated Plots numbered 5, 6, 9, 10, 11 & Area A on this land at McIndoes Road.
Lot Specifications:
These Lots are in an Industry zoned area under the North Burnett Region Planning Scheme 17th August 2020.
Plots 5&6
Currently, Plots 5 & 6 are fenced as one, comprising of an area of 1200m2 with 40m of road frontage. The site is fenced with manproof galvanised iron posts and chainwire fence with 2 sets of single swinging gates. No assets or buildings exist on this site. Plots 5 & 6 are able to be leased as single plots of 600m2 each if a tender submission requested this, the successful Lessee would be responsible for all costs of installing an internal fence to the current standard of the external fence within 40 days of execution of any lease contracts. Costs can be shared equally between the neighbouring Lessee if there is an adjoining lease Neighbour.
Plots 9 & 10
Currently, Plots 9 & 10 are fenced as one, comprising of an area of 1200m2 with 40m of road frontage. The site is fenced on three sides with manproof galvanised iron posts and chainwire fence with 2 sets of single swinging gates. There is currently a loading dock on Plot 10 and two steel relocatable sheds on this site on Plot 9 Plots 9 & 10 are able to be leased as single plots of 600m2 each, if a Tender submission requested this. The successful Lessee would be responsible for installing an internal fence to the current standard of the external fence within 40 days of execution of any lease contracts. The successful Lessee of Plot 10 will be responsible for costs of installing the fence adjoining Plot 11 to the same standards and construction as the current fencing onsite, if there is a Lessee in Plot 11, this cost can be equally split accordingly.
Plot 11
Plot 11 has an area of 600m2 with 20m of road frontage. It is fenced on two sides with manproof galvanised iron posts and chainwire fence with 2 sets of single swinging gates (currently shared by Plot 12).
The successful Lessee will be responsible for costs of the installation of an internal fence between Plot 11 & 12 to the same standard and construction as the existing fence and the likely re-location of a swinging gate. This must be completed within 40 days of lease execution. The successful Lessee will also be responsible for sharing equal cost responsibility for construction of an internal fence between Plot 10 and 11 to the same standard and construction as the existing fences. This must be completed within 40 days of lease execution. Plot 11 has some older sheds on this site which, with Councils pre-approval, may be permitted to be demolished at the Lessee’s expense.
Area A
Area A is the remaining area shown on the site plan totalling approximately 2.07ha (20,700m2). This area is being made available for lease for grazing of stock purposes only. The reserve value for this area is $10,400 inclusive of gst pa, you are welcome to submit a higher or lower rate in your submission and all offers will be considered. The successful lessee of Area A will be responsible for ensuring the area is fenced to a standard suitable to keep stock in and all costs associated with this.
The successful lessee of Area A will be responsible for provision of water to the site for their stock. The successful lessee will be responsible for ensuring the area is not overgrazed and suitable grass cover is maintained to ensure no soil erosion occurs. The successful lessee will be responsible for managing any weeds or declared pests on this site and costs associated with this.
