Tender Description

This Specification has been prepared to provide a detailed scope for elements of the Works that may not be clearly stated in other Contract Documents. This document shall be read in conjunction with all other Contract Documents; the omission of any item in this document does not relieve the Contractor of its obligation to complete the Works of the MW21-LG General Conditions of Contract, or any other obligation stated in the Contract Documents.

To the extent of any inconsistency between this document and other Contract Documents, the more stringent requirement shall take precedence. 

BACKGROUND

The project is driven by AlburyCity Public Toilet Strategy to provide an accessible sustainable, safe and clean public toilet network that meets the current and future needs of our growing community. The existing toilets at Glenmorus Memorial Gardens and Crematorium are outdated and do not comply with the current standards.

The objective is to:
  • Provide a modern and fully functional amenities pavilion which will provide service to the visitors.
  • Ensure universal access through application of universal design principles and compliance with current building codes and regulations.
  • Ensure safety by applying Crime Prevention Through Environmental Design (CPTED)
  • Incorporate sustainability design principles such as:
− Minimise energy usage
− Minimise water consumption
− Minimise life cycle impacts of materials
− Minimise maintenance requirements
The site Glenmorus Memorial Gardens and Crematorium is located at 54 Glenmorus Street, Glenroy NSW 2640. The new amenities will be located to the south of the existing carpark. Refer to Attachment 1 - Concept Design.

WORK BY OTHERS
Unless otherwise specified, the following will be undertaken by AlburyCity or as nominated:
• The existing septic will be disconnected and replaced with a sewer connection to the main. This work is to be completed by others prior to works commencing. Sewer outlet from toilet facility (To Australian Standards) is to be provided 5m clear of the project site for future gravity feed reticulated sewer connection by others. Contractor to allow for the proposed amenities works to be connected into the main.
• The following work will be completed by others and is excluded from the current scope of works. 
Copies are issued to as part of this Tender:
− Vegetation Removal Permit (Attachment 02).
− Survey (Attachment 03);
− Geotechnical Investigation (Attachment 04).
The successful consultant will also be provided with the following information to assist in the preparation of their documentation:
• DWG and PDF files of the Concept Design and the site survey;
