Tender Description

The Golden Years Club at the Council-owned property 314 Main Road, Glenorchy has recently ceased operation. The Golden Years Club provided important services and programs to the Glenorchy community, and particularly for older people.


Glenorchy City Council are seeking a new head tenant at this facility that can provide similarly important services and programs, to benefit the Glenorchy community.

If your organisation is interested in being this head tenant, please complete and submit the below Expression of Interest (EOI) application form. Copies of this information and application form are also available at Council Chambers (374 Main Road, Glenorchy).

Please note, during the selection process, Council Officers may be in touch to clarify matters or seek additional information.

Details of the Facility, Fees and Charges

Provided as general guidance only – final agreement will be in accordance with Council’s Leasing and Licencing of Council Owned and Managed Properties Policy

Premises The building and land to 314 Main Road, Glenorchy.

Lease fees  Charitable Not-for-profit Groups: $120.00 pa (including GST).
Minor Community or Sporting Group: $600.00 per annum.
Major Community Group or Other Groups: requires further negotiation on a case by case basis taking into account the cost recovery of depreciation and maintenance; facility sharing; condition of the facility; the group’s financial position; and any other relevant factors and approved by the Chief Executive Officer.
Commercial Operations: will require commercial market rates.
Outgoings Tenant will typically be responsible for payment of outgoings, to be determined in accordance with the organisation’s entity registration type.

Insurance (a) public liability insurance of at least 20 million dollars ($20,000,000);
(b) to comply with statutory worker’s compensation requirements. 
Security deposit  To be determined in accordance with the organisation’s entity registration type.

Building amenities – Commercial style kitchen including pantry and server window
– Storage areas
– Large hall with raised stage 


Inspections

A site tour of the facility will be provided on the following dates and times:

Monday, 17 March 2025 at 2:00pm

Tuesday, 25 March 2025 at 11:00am

EOI Closing Date

Applications open Wednesday, 12 March 2025 and will close 5pm Wednesday, 2 April 2025. Applications will then be collated and prepared for Council consideration in late April. Each applicant will be kept updated as the EOI process progresses.
