TENDER PROPOSAL: The Gandangara AOD Hub 


1.0 PURPOSE OF THIS DOCUMENT:

This document is a tender brief and been prepared to provide information to assist prospective tenderers in the preparation and submission of proposals to provide building contractor services for office refurbishment and fit out required for The Gandangara AOD Hub.


2.0 PROJECT LOCATION: 

The Gandangara AOD Hub will be located at 33 Shopshire Street, Miller NSW 2168


3.0 PROJECT OVERVIEW:

The Gandangara AOD Hub is a collaborative initiative by Gandangara Health Services (GHS) in partnership with South-Western Sydney Local Health District (SWSLHD).

Funded by the Ministry of Health, it is dedicated to providing culturally sensitive, trauma-informed, and comprehensive alcohol and other drug services to First Peoples in South Western Sydney.

Integrating trauma-informed care with cultural practices and community engagement, we aim to provide a holistic suite of services tailored to the unique cultural and emotional needs of our participants.

Key aspects of the initiative include personalised case management, culturally-sensitive counselling, peer support groups, and educational programs for individuals and families.


4.0 PROJECT DESCRIPTION:

The Gandangara AOD Hub is dedicated to serving First Peoples of South Western Sydney with alcohol and drug-related health conditions (particularly in the Liverpool area and surrounding LGAs). The AOD Hub will deliver services in a way that promotes holistic health and wellbeing outcomes, recovery, self-determination, and control.  

The AOD Hub will be located in office premises at 33 Shropshire Street, Miller, which will require refurbishment prior to the Hub being set up and open for service.

Gandangara Health Services is seeking to engage the services of a qualified building contractor with extensive experience in completing commercial office refurbishment and fit out projects. 


5.0 SCOPE OF WORKS:

The scope of works required for this project are:  

- Demolition:

Demolish zone 1 area where current consult desks are.

- Zone 3 Storage:

Supply and install custom made to size 4 door storage cupboard in hallway. Approximately 4000mm wide, 1000mm in depth and 2700mm in height. Fabricate and install custom made to specifications internal storage and shelving with lockable compartments space for medical supplies.

- Painting:

Prime and paint all office wall areas, except ceiling.

- Airconditioning:

15 existing units are to be assessed and determined to be usable or replaced.

- Office 1, 3, Zone 1, Dividing Wall & Activity Area Walls

Disconnect and isolate any power, data, aircon and security cameras prior to demolition.

Supply and install track and stud as discussed and agreed with Gandangara management.

Supply and install sound and heat-resistant insulation prior to gyprock.

Rough-in any services needed such as power and aircon prior to gyprocking. (Locations to be confirmed with management at a later date).

Supply and install soundcheck gyprock where new track and stud has been installed.

Patch, set and sand in preparation to painting.

Supply and fix any ceiling tiles needing to be repaired/replaced due to construction.

Supply and install door jamb with 820mm solid core door for medical storage room with new hardware.

Prime and paint all newly built areas to match existing surrounding areas.

Supply and install new aluminium skirting to match existing surroundings.

Fix off power points, data points, and aircon as discussed and agreed with management on where they need this to be installed as a finished product.

- Electrical:

Supply power to new desks.

Supply date cables to new desks.

Remove approximately 38 existing lights and supply and install new LED bay lights.

• Flooring Amendments:

Once the existing wall marked for demolition has removed, assess flooring type and state of floor underneath this wall, and provide a quote variation to repair and replace flooring


6.0 TENDER CLOSING DATE:

The closing date for tender submissions is 02/04/2025


7.0 TENDER EVALUATION:

The successful tenderer will require a relevant building contractor experience in office refurbishment and fit out, and demonstrated capacity to successfully undertake the project of this size and scale.

The six key criteria that will be used to assess tenderers are:

1. Level of Capability (Quality) and relevant past experience with similar projects

2. Relevant project management experience in similar projects

3. Aboriginal Employment & Engagement

4. Capacity (resources)

5. Financial (price)

6. Creativity & Methodology
